New Roof Cost
William Lee
Shopping for a new roof is a scary event that every homeowner dreads. So what makes a new roof cost so much? Here are five factors that affect new roof costs.
Square Footage
It seems straightforward, but the square footage is a crucial aspect. It takes more time and materials to roof a large house than a smaller one.
Configuration of the Roof
A rooftop that has odd shapes will cost more to do than a standard roof. Things like round rooms, dormers and solar panels take time to work on or around. Some roofs have a split pitch or an extremely steep pitch. This can be difficult and somewhat dangerous work. While professionals are capable of doing it, it will cost more because of the difficulties involved.
Materials
The roofing material the homeowner chooses will have a substantial impact on the cost. Basic asphalt shingles are the cheapest and most common. Roofs can also be made of metal, copper, wood, clay and slate. Metal is the least expensive, but some people do not like the look of a metal roof. Copper and slate are the most expensive but lasts a long time.
Repair Work
If there are repairs that must be done to the underlying roof structure, this will obviously increase the total new roof cost. Sometimes it is not known that repairs are needed until the old roof is removed. It is essential that homeowners address roofing leaks immediately, so that damage is limited. Having a professional repair a leak right away will help avoid surprise repairs when the roof is replaced.
Preparation Work
The cost will increase if they have to remove the old roof prior to putting on the new one. Homeowners can save money by taking off the old shingles and prepping for the new roof. For those who know nothing about roofing, it is a job best left to the professionals. A novice could inadvertently cause more damage than good.
